The Roofers are here today . . .

As mentioned on my radio shows, the house here in Pennsylvania which I inherited from my mom, needs a new roof.   The Roofers arrived at about 7:00 AM this morning, along with the 30 yard dumpster for construction debris.

Getting the dumpster down the curved driveway onto the property seemed like it was going to be tough, but the truck driver was from Brooklyn, NY (originally) and got it down onto the property like a pro!

Next, a couple vanloads of roofers arrived - even girls!

They strapped-on their hammers, took their tools up ladders, and began taking off the old roofing shingles.  They spread tarps on the ground to throw the debris for easy clean-up, and began throwing the removed shingles onto the tarps.

They had a third of the house cleared in short order and then began removing the 1/2" plywood roof itself; right down to the rafter joists!

By 8:30, two thirds of the house had no plywood roof!

Just before 8:30, the delivery truck from the lumber company arrived with 56 sheets of 5/8" plywood, plywood clips, and nails.  The truck had its own fork truck attached to the back and the driver used that fork lift to bring the lumber down to the job site.

Incidentally, the plywood clips go on the ends and sides of each sheet of plywood and act as spring-spacers to leave about 1/4" gap between each sheet of plywood, so when the roof heats-up, and the plywood expands, there is no buckling of the roof!

As you might guess, this is a really busy morning here.

Thankfully, clear blue skies, gentle breeze, cool temperature . . . good work weather.

The two satellite uplinks for my radio show have to come off the old roof, so the new one can be installed.   They won't be back for a few days, so one of the "fail-overs" for my radio show will be out of commission until they're back, but the show still has cable modem and cellular fail-over.  I expect the show will air just fine.

I have a bunch of pictures, but am hesitant to put them online.   If I do, I have to remove the EXIF data which specifies location, so it's a hassle to do.  Might do it later, we'll see.

Sorry to say...and yes I undersand the issue with all of its ironies...but these "Mexican" roofers get done in a morning what the natives take two days to do. I've seen it many times. Ditto for the sheetrockers. Of course they end up old long before their time--it's inhuman work and they have to take their wages back south to afford a lifestyle. But still...they don't have needless layers of management and idling investors to pay.

Hal, exactly how old was the old roof? Usually the decking only needs to be replaced when rot has set it. Was 2/3 of the roof rotted?? Wow!

To the best of my knowledge, this roof was put on in 2007 after the house suffered a fire.

Prior to that, to my knowledge, the original roof had been on since the early 1980's.

There WAS rot. Some of the 1/2" plywood taken off today had rot so wide a man could have literally fallen through it.

THe reason I had the plywood pulled was not just because of the rot. I didn't like the idea of 1/2" and I wanted 5/8" because of the sometimes severe downpours here in summer, and frequent severe snow in winter.

I wanted a stronger roof.

Moreover, I did not want to mix and mingle 5/8" new plywood with the still in good condition 1/2" plywood.

Thanks Hal for the info! Yes, that makes sense to not want to mix/match different thicknesses of decking. The 1/2” WILL give you better strength as long as your trusses are in good shape.

It may be that the roofers Hal is using are taking the quick and easy way to do a roof. Maybe it is easier to replace entire deck 4x8s than cut out the rotted wood and cut decking to size. I don't know. All I know is that the roofers I'm using are cutting out the bad decking and cuting new decking to fit the piece removed.

When I got railroaded into federal prison in August 2010, my mom didn't have me to help support her anymore. So she took a Reverse Mortgage which, with interest, amounted to $216,000 after she died. I had to fight the Reverse Mortgage company over the amount owing, given there was a provision in that REverse Mortgage Contract for an "Heir Short Sale" wherein the mortgage company would accept EITHER:
1) The full owning amount, OR;
2) 95% of the APPRAISED VALUE

After a lengthy court fight, the company had a formal appraisal done and the house came in at $172,000. I was able to inherit it by paying 95% of that, or $163,400.

So it was not "free."

Then I had to do all sorts of significant repairs and updates.

I explained it all on my show tonight.

Hal didn't inherit his mother's house for free. His mother had taken out a reverse mortgage on the house while Hal was in prison. Hal had to pay big bucks to get the house from the reverse mortgage company. After THAT expense, he's been spending big bucks fixing everything that needed repair, which was a LOT!

A tree fell on my house in 90 mph winds in March so after getting the tree removed, had to repair the roof. My original shingles were 30 year 110 mph rated Corning shingles, 12 yrs old. I hired the same company that put on our last roof b/c they had done a great job. New shingles are now “lifetime” or 50 year and 130 mph rating. Warranty transfers with any new owner.

Installer again did a great job. He is having to repair new roofs in new construction within a year here in town b/c quality is so poor.

Do yourself a favor and get a magnetic broom.
When they finish, go over every inch of area where you can. No matter how good they are, there is always a nail or two that will flatten a tire at the worst time. Just a life lesson I wanted to share.....

My roofer had one and went over the yard many times when the roof was done. He fussed at me for wearing sandals in the yard until they could get finished. Wear good thick shoes while this is going on.

I worked on roofs for a summer once back when I was 18. 3 months of that work made me go to college. I was like No way man can I do this for a long time. Hard work!

The Amish in my area can normally do a complete tear off, replace any wood and re shingle in less than 10 hr day ..That's for std ranch style home ..Gotta watch out for them contactors that use the Mex.labor. In my area ,like a previous reader mentioned they fly outta town faster than a F16!

we've had problems with illegals moving into our local area. So far they have managed to put 3 local construction companies out of business because they severely under bid to take the job away from the locals. They do shoddy work and do not stand behind their work either. When homeowners attempt to get the shoddy work redone they pack up and flee the area and leave the home owner hanging.

Get everything essential done NOW before the world changes and these kinds of things become impossible to get or afford. Our 28 year old HVAC unit (working perfectly to specs after recent service) was replaced last week after a snake decided to enter the electrical components and short out the whole thing. Still, it's a relief to have this one taken off the "to do" list.

I'm glad to hear that the roof replacement is going quickly. My roof, and not that big of a house, is a two week project. There is much to repair. The old roof wasn't installed correctly. I'll be glad when it'll be completed, as I'm sure you will be too.

Yep I know that feeling when the roofers come to your house. It our roofers about 1 day it actually rain for a few minutes so they had to stop .get off roof . This was in Texas . Plus this was in August not may . Different ball game . Try temps around 107 degrees with heat index was around 117 degrees I didn't think it will get that hot where you are .Have fun putting your new Roof up Hal.

The Roofer told me when he quoted the job that the roof is "18 square." So if that helps you understand the size . . . . it's NOT a big house at all. 1725 Sq ft of living space on 1 acre. Mom thought it was just fine for her.

Sounds like a good work crew. Even if there are tarps, there will be flying nails that may make it past the tarp. They usually roll a big magnet in/across the surrounding flower beds and lawn when they are done. And, before they pack up the ladder, you should double check they cleaned out all debris from your gutters. Best of luck!
